Fellow Homeowners,
It is that time of year again and we have scheduled the annual Homeowners Meeting for Tuesday, February 12th at 7:00 PM at Salem Woods Elementary School. We are looking for all of you to participate and help us make sure that we have a consensus of what the community as a whole would like to see moving forward.
We will get the ballots/proxies and meeting agenda out around February 1st so that everyone will have an opportunity to look at the items on the docket and be prepared for the meeting or be able to give a Board member their proxy with voting instructions. We are seeking input for issues or ideas that you would like to have voted on. So if there are things that you want us to consider for the ballot, please get them to us by January 27th. This will give us enough time to get the viable requests on the ballot that we send out. Some of the items already planned for the ballot:
-The normal approvals for our Financial Statement and approval of the 2013 budgets that Andrew has published. Based on what is on the ballot, like last year, there may be multiple budget options
During the year, after several years of greatly appreciated service as a Board member, Kenny stepped down as Secretary. Stephanie Clark was named as his replacement by the Board. There will be a vote to approve Stephanie as our Secretary for the term as proscribed in our CCR's and By Laws.
Andrew has completed his term as Treasurer on the Board Member. If there is anyone who is interested in becoming the Treasurer please let the Board know. Otherwise if nobody would like to fill the role, Andrew is willing to continue on subject to approval by the HOA members.
Certainly, if there are people that would like to seek either of these positions, we can add those names to the ballot and vote for of these positions. Please let us know if you are interested in either position.
There will also be budgetary provisions brought forth for some of the maintenance of our common areas, drainage ponds and adjacent land.
We have also had a request for additional funds to be allocated for a Community picnic.
We will seek input as to the specific requests for the amount desired and put that forth as an item for vote along with a budget proposal that would support such an event.
We will get further details out as soon as we have put together the requests and have established the agenda for the meeting
To save time (and not put everyone through the pain of having me give a "president’s update at our Annual Meeting) I would like to share a bit of a recap of some of the things that happened in 2012.
With a lot of people pitching in this last year, there have been quite a few accomplishments.
Some of the things that we all got done this year include:
We secured HOA control of our Internet/cable situation and were able to work with Wave to come into our development. There were a few bumps in the road and there was a short period of time that we were an "unwired" community, but we all survived the lack of internet and, from most accounts, the service that we are getting seems to be meeting expectations.
During this negotiation, we (thanks mostly to Andrew's great work) were able to get Wave to throw $4500 into the HOA pot in the way of "door fees" for the right to come in and service us. We were also able to get this deal done without having to use all of the funds that were earmarked for potential legal fees that had been approved if necessary.
Through a lot of great individual effort lead by Kenny and Del, we finally (after several years of talking about it) were able to get the trails cleaned up and set up for a much more maintainable situation. Thanks Kenny and Del, you guys did a great job and it is appreciated.
We got set up with a sustainable email and website infrastructure (again, thanks Kenny). This will allow us to better maintain a vehicle to communicate to the Homeowners while balancing the privacy concerns that many have voiced.
We have got a pretty good start of establishing several "best practices" in regards to HOA procedures and policies and we are set up for long term sustainability of the "business" of the HOA, in the way of protecting our common interests in the way of Liens and legal protections.
The HOA Balance Sheet is in good shape and we are in a relatively solid position to sustain the HOA, going forward, as well as being in a position to react as the Laws and Regulations change over the long term.
We still have plenty of work to be done, please let us know what you would like to see in the way of direction and initiatives. We are counting on your support of this once a year commitment and being part of the process that drives the direction of the SLH HOA.
